Laundy led consortium sheds permit-ready pub site

The proposed three level Oxley Ridge Tavern with ground floor bottle shop.

Laundy Hotels with the Cottle and Wearn families have shed an outer south west Sydney site permit-ready for a large format pub.

The 1.36 hectare irregular shaped tract, 2 Brunsdon Road, at the corner of The Northern Road, also facing Dick Johnson Drive and Platypus Street, Cobbitty, found favour with Joel Fisher’s Monarch Hotels.

Earmarked for the three level Oxley Ridge Tavern, with an end value of c$22.3 million – it would be Monarch’s fifth recent greenfield hotel development following Shellharbour’s Central Hotel, the Willowdale Hotel and Flagstone Hotel – the leasehold to the latter which just sold to Redcape.

Mr Fisher is also behind Shell Cove’s Waterfront Tavern and hospitality precinct, a joint venture with Frasers Property.

Consortium flips site

Laundy Hotels, the Cottle and Wearn families outlaid $10.8m for the Cobbitty block in 2021 (story continues below).

Scheduled to open next year, Oxley Ridge Tavern will contain 1520 square metres.

Monarch is expected to open the Oxley Ridge Tavern by the end of next year; with 1520 sqm of area, it will accommodate 750 patrons and trade from 5am-3am Mondays to Saturdays and 10am-12am Sundays.

“Monarch Hotels, along with Laundy Group, the Feros Group and Momento Hospitality, have been responsible for over 90 per cent of large-scale Sydney greenfield hotels over the last 5-10 years,” HTL Property’s Andrew Jolliffe, who brokered the off-market for 2 Brunsdon Rd with Dan Dragicevich, said.

“The Oxley Ridge Tavern development will closely follow Monarch’s hugely successful Willowdale Hotel, developed…in 2023, and which has climbed from 339 in June 23 quarter to no 36 in December, 25, cementing itself as one of Sydney’s…premier gaming, food and beverage venues”.

Cobbitty is about 65 kilometres from town.
