Keysborough office/warehouse trades for $11m
Another major industrial facility at the Key Estate in Keysborough has sold.
The $11 million result for the nine year old office/warehouse, 81 Atlantic Drive, reflects a 4.96 per cent net passing yield.
The buyer is a private investor, the agents said.
On 6557 square metres with a 4410 sqm building – the warehouse having a 10 metre clearance with an ESFR sprinkler system and multiple roller door access points, one recessed – it is leased to GNS Wholesale until 2028.
The ceramics wholesaler, which turns 60 this year, bought the two neighbouring office/warehouses in 2024: 23 Tasman Court, which set it back $12.98m and 11 Tasman Ct ($12.87m).
Keysborough is 27 kilometres south east of Melbourne’s CBD (continues below).

The result for 81 Atlantic Dve prices the building area at $2494 per sqm.
A portion of the block is also configured as hardstand.
