Hotel developer spends $4.2m on high-profile Auburn site

A local developer has spent $4.2 million on a warehouse in Sydney’s west Auburn with plans for a mid-rise hotel.

The 2074 square metre site at 211-217 Parramatta Road, on the north west corner of Sharratt Street, is passed by more than 22,000 vehicles a day, the selling agents said.

With 1000 square metres of internal area, 211-217 Parramatta Road, Auburn, was marketed to owner occupiers and industrial investors as well as developers.

With a 1000 sqm vacant warehouse, it was marketed to owner occupiers or investors.

However given it was previously permitted to make way for an eight level tower – builders were on the radar of CBRE’s Robert Dowdy and Alex Mirzaian, too.

The agents said they carried out 28 inspections throughout the campaign period.

Fifteen bidders were registered for the June 18 Auctionworks auction.

Opposite Harvey Norman Flagship Store Auburn and adjacent to a Nick Scali store, the property is close to Lidcomble Power Centre at 92 Parramatta Rd, which contains a Costco and Kmart.

Adidas, Bunnings, and Nike also trade from outlets in the suburb, 18 kilometres from Sydney.

Auburn is about seven kms south east of Parramatta (story continues below).

B6 Enterprise sites earmarked for taller buildings

With sites zoned B6 Enterprise Corridor – sections of Parramatta Rd have been earmarked in local government planning documents to make way major office and apartment towers.

Many have been completed and more are proposed in nearby Granville and Homebush, and closer to the city, at Kings Bay, Taverners Hill and Burwood.

The 211-217 Parramatta Rd holding was approved for a hotel with 103 suites.

It is (a lengthy) walk from the address to both Auburn and Clyde train stations.

Elsewhere in the suburb, a five and eight level mixed-use building also with an office and 268-suite inn was approved a former car yard and cottages – all up a 5223 sqm holding – at 188-194 Parramatta Rd and 76-80 Macquarie Rd.

In 2016, an application affecting 177-189 Parramatta Rd, Granville, sought two buildings, of 28 and 35 floors.
