Historic Warrnambool pub trades off-market

The Whalers Hotel has a bistro and 34 electronic gambling machines.

The Whalers Hotel in Warrnambool has quietly sold to Melbourne based Cook, Beaumont & Partners, or CB Partners, which turns 35 next year.

CB Partners recently sold the Gracemere Hotel for $22 million.

The historic pub at the corner of Liebig and Tibor streets fetched $18 million following an off-market campaign.

It previously traded in 2014 for $4m to Daryl and Susie Porter, then-operators of the nearby Gallery nightclub.

The vendors also undertook a major renovation and extension.

JLL’s Will Connolly, who brokered the freehold going concern deal, described the property as Warrnambool’s most widely recognised and frequented food, beverage, late night entertainment and gaming venues (story continues below).

It includes 34 electronic gambling machines.

CB Partners holds a portfolio of about two dozen pubs, some as leaseholds, in Victoria and Queensland.

In July, it sold Rockhampton’s Gracemere Hotel to Sean O’Hara’s O’Hara Group for $22m.
