Gina Rinehart’s Hancock Prospecting proposes $250m business hub, apartments

Hancock Prospecting, owned by Australia’s richest person, Gina Rinehart, is seeking to build a $250 million office and serviced apartment complex in West Perth.

The business hub would cover 3612 square metres.

Affecting 3612 square metres over four sites – 27, 31 and 35 Outram Street and 46 Ord, the development will connect to the business’ headquarters, HPPL House, on Ventnor Avenue.

Hancock Prospecting bought 53 Ord Street, West Perth, last year.

The City of Perth is reviewing the application, also with a wellness centre, childcare, pool and food and beverage precinct.

If approved, the complex, with two 14 level towers, will house workers from Hancock’s various divisions.

For occupation, investment

Sixty per cent of the block will be dedicated to open space, a Hancock spokesperson said.

“Underpinning those plans is a trailblazing building which would be the future centrepiece of a long-term Hancock Business Hub in West Perth…with the flexibility to include commercial leasing where there is a capacity,” they added.

“The vision is to create a precinct where work meets wellness, an unparalleled workplace to support Hancock’s dynamic business commensurate with its standing as Australia’s most successful private company,” according to the group.

All up there will be c10,138 sqm of office space, associated end-of-trip facilities, five apartments, bars, restaurant and dining areas, a childcare centre, terrace pools, gym and 91 basement car parks.

West Perth site amalgamation

Hancock has occupied HPPL House since 1988.

Its amalgamation spreads 7187 sqm incorporating recently acquired sites (including 46 Ord and 27 Outram St, for which it paid $11.1m in 2021, and the following year, 31 and 35 Outram, which cost $30m).

Hancock also last year purchased an office on 6035 sqm at nearby 53 Ord St – outlaying $60m – for the Roy Hill business to occupy longer-term.

The mixed-use ‘business hub’ application affecting 46 Ord and 27-35 Outram St, lodged via a Part 11B pathway, is expected to be decided this year.

This pocket of West Perth is about two kilometres from Perth’s CBD.
