Devine Completes $8 Million Land Swap With Wyndham City Council

Under the terms of the agreement which was recently unanimously ratified by Council Devine will receive 6.25 ha of land on Forsyth Road from the Council to build homes and a 22 home display village.

In return, Devine will give the Council 2.3 ha of land to use as part of a 6.6 ha District Reserve adjoining the estate and will build three new sports fields and a pavilion on the reserve at a cost of $3.5 million. Council has also committed to build a community centre on the reserve.

Wyndham Council Mayor Cr Shane Bourke said the new facilities would help keep Wyndham one of the most lifestyle-friendly suburbs in Melbourne.

“Building a great community is all about giving people meeting places where they can interact and build the local networks which are the foundation of any community. Once completed these new facilities will create a focal point for the wider area and become a genuine asset for the community,” he said.

“This is a great example of Council working with a developer to create something which will be a long term benefit to the area.”
Devine Victoria General Manager Luke Hartman said the agreement was a great example of business and government working together to improve the quality of life for residents.

“Wyndham City Council and Devine have worked hard together on the innovative urban design at Arndell and together we have ensured the Arndell estate will be surrounded by open space, park and district reserves,” Mr Hartman said.

“This is a great outcome for current and future residents of Arndell estate and I would like to thank the Truganina Ward Councillors who have provided strong support for the development, in particular CEO Peter Marshall and Cr Bourke.”

Upon completion, the 58.5 ha Arndell estate will include approximately 450 homes and will be home to around 1200 people. The new estate will be launched on May 2 with interested buyers and community members invited to attend a community information session and barbecue.

The $160 million estate is designed to encourage a healthy outdoor lifestyle, with a greenbelt of parkland and reserve running around much of its perimeter. Two tree-lined avenues will bisect the estate and follow the natural lie of the land to adjoining Skeleton Creek with its 7.5 ha reserve. 
The estate also borders the Federation Trail, which is one of the biggest walking trails in the West and will eventually link the Bay Trail at Altona, Sunshine and Werribee Zoo and Melbourne’s CBD 20 kilometres away.

Arndell’s parklands and shared areas will surround the central focus for all families – an onsite childcare centre and a primary school that was purchased from Devine by the Department of Education, Employment & Training in 2008.

The estate is close to all key facilities including schools, a hospital and abundant retail facilities at the vibrant Point Cook Town Centre.
 Major shopping is accessible in nearby Werribee Plaza which includes over 100 specialty stores. Surrounding recreational facilities include The Open Range Zoo, Werribee Racecourse, Equestrian Centre and a number of golf courses.

Devine is now one of Victoria’s largest residential developers and owns or controls more than 3,500 lots in Victoria. The expansion and success in the residential sector has been mirrored in the commercial sector where it is currently completing its first a-hotel development at 131-135 Bourke Street, Melbourne which is has presold to the Ascott Group.
