Clarence Property is spending $14.4 million on a Richlands industrial development site.

The buyer will develop the office/warehouse speculatively while seeking a tenant.

The structure will include a high-bay warehouse, six on-grade container height electric doors, ESFR (Early Suppression Fast Response) fire sprinkling system and covered awnings.

It will be surrounded by hardstand for easy truck maneuverability, and storage.

Within the Metroplex Estate, the land is near occupiers including Allied Pickfords, Coca Cola, Coles, Iron Mountain and Target (story continues below).

The same agents are also managing the leasing campaign.

Richlands is about 14 kilometres south west of Brisbane.
