Charter Hall sheds another childcare centre

Charter Hall has found an occupier to buy a Melbourne childcare centre facing vacancy next March.

The 70-place complex, 43 Barkly Street, Sunbury (pictured, top), abutting the Leo O’Brien Reserve, fetched $2.8 million – a 5.9 per cent net passing yield.

Upon obtaining vacant possession from Goodstart Early Learning, the buyer plans to trade there.

“The final result represents a price in excess of our clients’ book value, Cushman & Wakefield’s Raphael Favas, who brokered the off-market deal, said, without disclosing the seller (story continues below).

The deal comes three months since Charter Hall, for the Social Infrastructure Fund, banked $16.5m – a 4.99pc yield – for a 140 place near new Brighton East childcare centre with a long lease to Only About Children.

Sunbury is 38 kilometres north west of Melbourne’s CBD.
