Charter Hall, BGRE fill more of all-electric Melbourne office
Charter Hall and BGRE – the new name for Brookfield Properties – have sealed three more lease deals at an office being repositioned in Melbourne’s CBD.
Ausnet, the Australian Retirement Trust and an unnamed flexible-space tenant will move to 111 Bourke Street next year.
The space was formerly occupied by Australia Post, which is now in Burnley.
The office and neighbouring 121 Exhibition St will also be rebranded to East End Place.
When they were built just over 20 years ago, they were known as SX1 and SX2, within Southern Cross Towers.
The land they sit on accommodated the Southern Cross Hotel and before that, from the 1840s until the 1960s, the Eastern Market.
Building fills
Ausnet has committed for an initial 10 years to 17,000 square metres at 111 Bourke St. It is set to consolidate from multiple CBD locations into the building, late next year.
Australian Retirement Trust will move into 2200 sqm early next year.
Combined with the other tenant, and a 20,000 sqm commitment by EY in 2024, 95 per cent of the building is leased, a Charter Hall statement said.
The only remaining availability comprises four fully fitted suites, which have recently achieved practical completion, it added (continues below).

“Australian Retirement Trust’s decision to expand its partnership with Charter Hall, together with AusNet’s commitment to 111 Bourke Street, reflects the strength of the precinct and our focus on delivering outcomes that support our customers’ evolving needs,” she added.
Fully electric building
The East End Place precinct will also include retail, a wellness precinct, and end-of-trip facilities.
111 Bourke St will also become the first existing office to achieve full electrification across an integrated office and retail zone.
“The base building will be powered entirely from 100% renewable electricity through a long-term renewable power purchase agreement,” the statement said.
“It has so far achieved a 6 Star Green Star Buildings (Design Review) rating, reinforcing its market-leading sustainability credentials are on track to deliver a sustainable building and future-ready workplace,” it added.
Charter Hall holds its stake on behalf of the Prime Office Fund,
Colliers and Knight Frank were the leasing agents.
