Brookfield fills more of Melbourne business park

BCI Furniture has leased 1 Pilmer Boulevard.

Brookfield Properties has secured two more occupiers to a business park in Melbourne’s south east growth corridor.

Third-party logistics operator Pick Packers has committed to 7355 square metres at Tenancy C, 2 Staughton Street (pictured, top), in the Cardinia Logistics Estate at Pakenham.

Meanwhile BCI Furniture will lease 4435 sqm at Tenancy A, 1 Pilmer Boulevard.

The company is expanding from a neighbouring building.

Colliers’ Sam Hibbins and Luke Lowden were the agents.

Five tenants are now based at the Cardinia Logistics Estate, about 60 kilometres from town.

One, Ballarat Food Manufacturing, a subsidiary of China based Yida Group, last year pre-committed to 14,660 sqm facility to produce noodles – its first Australian manufacturing plant.

In 2024, Brookfield sold Costco a piece of the 6.2ha piece of the estate for a store.

High clearance, hardstand

Both the Pick Packers and BCI Furniture buildings have high 13.7 metre clearances with palletised storage (continues below).

Each is surrounded by hardstand.

The 25 hectare estate is able to accommodate regular truck and 40-foot container movement.

“It’s fantastic to see BCI Furniture expand into the prime grade office and warehouse at Tenancy A, 1 Pilmer Boulevard,” Mr Hibbins said.

“This warehouse will accommodate its growing needs,” according to the executive; the group was established in 1989.

Brookfield director of leasing Jordie Cassidy added the transactions reflected continuing demand from logistics occupiers in Melbourne’s outer south-east.

It paid $94m in 2022 for the site making way for the estate, 60 and 130 Greenhills Road.

Upon completion the business park is expected to contain c185,000 sqm in 32 buildings.
