Benetas buys Roxburgh Park aged care complex

The Roxburgh Park facility contains 98 rooms.

Benetas has settled on the purchase of the Moran Roxburgh Park aged care facility.

The 98 room, 132-bed complex, 3 Wedgewood Road, was offered by family owned Moran, founded by Doug and Greta Moran in the 1950s.

The pair retain four aged care homes but in New South Wales, in Sydney’s Engadine, Kellyville and Sylvania, and Stockton, north of Newcastle.

The Melbourne facility is co-located within Benetas’ Bridgewater Lake Retirement Village.

Moran sells only Victorian asset

Benetas will take over the Roxburgh Park facility on November 1. It will be the 12th Victorian aged care home.

“[The property] offers a well performing operating base with potential for increased uplift in Refundable Accommodation Deposits,” Colliers’ Ian Sanders said.

“Notably, the facility…operates without extra or additional service contracts, ensuring a streamlined and accessible offering for residents and their families,” according to the executive.

Co-agent, ACSL’s Shane Nicholson, added “as the 1 November aged care reforms come into effect, we’re seeing leading operators recalibrate for the future – strengthening governance, building resilience and investing in capability to support sustainable growth across the sector”.

Roxburgh Park is about 21 kilometres north of the CBD.

Four years ago, NZ and Australia listed Summerset Group outlaid c$30m for an 8.1 hectare block in nearby Craigieburn with plans for an aged care facility.
