Australian Unity banks $47m from medical centre
Australian Unity has sold another asset from its flagship Healthcare Property Trust.
The 4996 square metre facility in Perth’s ritzy Osborne Park fetched $47 million – a 6.4 per cent net passing yield – from Charter Hall.
Value was $48.1m in August, 2024.
JLL’s Simon Quinn and Nigel Freshwater were the agents.
Clinipath Pathology Osborne Park
Developed in 2014 by Sonic Healthcare, which, via its Clinipath Pathology, still occupies, the Osborne Park facility, 310 Selby Road North, occupies 1.5 hectares, with development upside.
Just over 80pc of the lettable area is laboratory space.
The weighted average lease expiry is 8.2 years; annual rent reviews are fixed, capped at 3.5pc.

Osborne Park is seven kilometres west of Perth’s CBD.
AU ends in the black
AU paid $36m for 310 Selby Road North in mid-2016.
The property was listed last February, part of a portfolio reweigh which has seen it recently shed over $100m in assets.
Charter Hall will hold it in the Social Infrastructure REIT.
