Aljasser expands Truganina footprint

The Truganina site was last year being sold down as a business park.

Middle Eastern backed developer Aljasser Group has quietly bought another Truganina industrial site.

The 5.52 hectare rectangle shaped block, 185 Leakes Road, cost $36.6 million.

The off-market deal was agreed in December.

Settlement occurred January 30.

The land abuts two parcels Aljasser bought in 2016, each for $4.4m: a 14.26ha plot, 100 Palmers Rd, and 12.1ha tract, 171 Leakes.

In 2023 meanwhile, the group sold a nearby site for $137.5m to Amazon Web Services which recently started building a data centre.

Truganina is about 23 kilometres west of town (continues below).

Profitable flip

Zoned Industrial 3, 185 Leakes Rd previously traded in February, 2024, for $22.715m.

Last year, it was being marketed as a 37-lot industrial estate, the One85 Business Park, with parcels between 1108-2258 square metres. Twelve plots were said to have sold.

Reliance Real Estate’s Rajesh Kumar and Jd Patel who were marketing that estate, are believed to have sold the site.

Aljasser, led by Mahmoud Saadeddine, has proposed a new project with council.
