Alfasi Property kicks off construction of its flagship Cremorne office
Alfasi Property – a division of Alfasi Group, which established as a steel fabrication company in 1980 – has appointed Kane Constructions to build its flagship asset, an office in Melbourne’s inner-east Cremorne.
The 510 Church Street complex is scheduled for completion in mid-2021.
The nine-level building will contain 18,559 square metres of A-grade area, 147 basement car parks, outdoor terraces on every second level – including the rooftop – and high quality end-of-trip facilities.
Floor-plates – ranging in size between 1758 sqm and 2628 sqm – are amongst the biggest available in the inner-city.
About 1848 sqm of ground floor terracing will form part of the project.
The site – actually 506-510 Church Street – spreads 3058 sqm.
“The building will be a first technology-enabled smart building,” Alfasi Property managing director Gill Dvir said. “This new workforce is seeking out a networked, connected and dynamic place to do business, which delivers upon their cultural, wellness and technological needs”.
Electric vehicle charging stations, security access controls using smartphones, smart lighting and smart metering are among the building’s other features.
Dandenong South-based Alfasi Property is targeting a 5-Star Green Star and 4.5-Star NABERS rating with the development.
Colliers International’s Rob Joyes and Travis Myerscough, with Cushman and Wakefield’s Ben McKendry and Ben Ward, are seeking tenants.
“Occupants will enjoy one of the most sought-after commercial locations in the country with a range of cafes, restaurants and shops all within walking distance from the building and with trains and trams making access easy from any part of Melbourne,” the agents said.
“We are already fielding significant interest from a range of tenants, notably IT occupiers keen to secure space in what has become Melbourne’s hub for technology businesses but also a variety of other creative and innovative companies,” Mr Myerscough added.

Yesterday we reported that Salta Properties and Abacus Property Group started construction of Industry Lanes at 459-471 Church Street, Richmond. This 14-storey office (artist’s impression, below) is adjacent to the Alfasi Property block.
In June, we reported that developers Michael Gannon and Gus Cooper were proposing to build a commercial project, with two offices, of 10 and four storeys, at 68-88 Green Street, Cremorne (artist’s impression, below).
Mr Gannon and Mr Cooper recently started construction of a distinctive seven-level, 19,300 sqm office for employment website Seek at 60-88 Cremorne Street, Cremorne.
Caydon Properties is building what will be MYOB’s new headquarters at 17-21 Harcourt Parade, Cremorne – the former Beaver Plastics site.
Last September we reported that Caydon sold this investment on a funds-through basis for $100 million to AXA Investment Managers.
BayleyStuart is also proposing an office – the site of the former Nuttelex factory, 600 Church Street, Cremorne, will be replaced with an eight level complex containing 5793 sqm of area.
