Aged care executive lists $55m Melbourne mansion

The Irving Road home was completed in 2020.

Estia Healthcare founder Peter Arvanitis and his wife, Areti, have listed their opulent four year old Melbourne home for sale.

The Toorak property is expected to sell for over $50 million.

The pair are expecting $50-$55 million for the Neo-classical mansion with a pool and tennis court at 34 Irving Road, Toorak.

The dwelling contains five bedrooms and a billiards room with bar.

They paid the Fink family $12.2m in 2015 for the 1998 square metre plot which almost immediately started making way for the dwelling.

The offering comes three weeks since the Myer family listed the heritage protected Cranlana in the suburb.

On 1.1 hectares, that carries $95m-plus price hopes and is Victoria’s priciest home for public sale.

Five year build

Penned by Prahran architect Travis Walton, 34 Irving Rd includes a double height entrance foyer with vintage Baccarat chandelier and sweeping staircase.

Also with five bedrooms, six bathrooms, a billiards room with bar and a 10 car garage – the internal area is c2000 sqm.

Solid brass window suites were imported from Los Angeles while ceramic lighting sconces were sourced from Milan (story continues below).

Jack Merlo designed the gardens.

The mansion featured in both Belle and Vogue magazines – the latter which pointed out the Arvanitis’ furnished almost every room in Gucci.

Forbes’ Michael Gibson and Robert Fletcher are the agents.

Their expressions of interest campaign comes three years since it was reported the mansion was being touted off-market.

Mr Avanitis resigned as an Estia director eight years ago.

Between 2019 and 2020, he was a director with Heritage Care, owner of the Epping Gardens aged care complex which had a devastating COVID outbreak where 34 residents died.
