Transport for NSW sells another site

A self-storage complex is earmarked for the Tempe site.

Transport for NSW has sold a vacant industrial site abutting Sydney International Airport.

The Tempe site spans 1467 square metres.

The 1467 square metre parcel, 2 Smith Street, Tempe, will boost the state government coffers $3.5 million.

Developer and asset manager Dowco is the buyer.

Its other projects include Fitzpatrick Industrial Estate in Revesby and Hoxton Park Road Estate in Prestons.

Led by Andrew Daoud, it is also behind two projects, a 144-suite hotel and apartment complex, in Mascot – near Tempe.

The deal comes a month since realestatesource.com.au reported Transport for NSW banked $3.4m for an Artarmon site once earmarked for a Sydney Metro substation.

In August, 2025, it sold four adjoining lots in Blacktown, for $4.6m, while four months earlier, 1-9 Cardigan Street, Stanmore, was offloaded for $5.3m.

Self-storage planned

Mr Daoud is planning a self-storage facility for 2 Smith St, where it has 49 metres street frontage (continues below).

The E4 General Industrial zoned site is also exposed to South St for 31m

The address is near IKEA Tempe, Decathlon and The Good Guys

A Bunnings is under construction at 750 Princes Highway.

“Tempe remains an important industrial location in South Sydney with access to major transport routes and key freight infrastructure,” Colliers’ Trent Gallagher, who brokered the deal with Sam Thomlinson, said.

“The site’s corner position and vacant possession also provided flexibility for the incoming owner,” according to the executive.

Mr Thomlinson added “the property’s location, configuration and industrial zoning make it well suited to future development, with access to established businesses and major transport links”.

Tempe is nine kilometres from Sydney’s CBD.
