‘Summer Spotlight’ portfolio to reap $50m

A ‘top four’ agency has again launched a marketing campaign over the new year period for a portfolio of social infrastructure assets.

The childcare centres are in Killara, Dandenong, Oak Park and Officer.

The six properties are expected to trade for more than c$50 million.

Four are childcare centres, in Melbourne at Dandenong, Oak Park and Officer, at in Sydney’s Killara.

The Sun Country Holiday Village land lease community at Mulwala, on the Murray River, at the New South Wales border with Victoria’s Yarrawonga, also forms part of the offering.

North Melbourne’s former Rydges Hotel, now a healthcare investment permit-ready for a major hospital, is the other asset.

$50m-plus portfolio

The ‘Summer Spotlight’ campaign, as CBRE has branded it previous years, is always met with competitive demand, Marcello Caspani-Muto, who is marketing the portfolio with Sandro Peluso and Jimmy Tat, said.

“This campaign…delivers market leading opportunities in sectors that benefit from demographic tailwinds and resilient demand,” he added (continues below).

“Investor sentiment remains unwavering in NSW, underpinned by strong demand for long-term income streams,” according to the executive.

“Meanwhile, Victoria is emerging as a limited-value buying opportunity with condition stabilizing and pricing expected to firm as economic uncertainty returns in 2026.

“The seniors living sector is gaining momentum with land lease communities offering compelling value propositions for investors.

Mr Peluso added childcare and healthcare continues to attract strong interest too.

The listing comes a year since the agency sold another essential services focused portfolio, marketed last December and January, for $38.5m.
