Sirena upgrades Melbourne HQ

Sirena leased the top floor of 351 Elizabeth Street, opposite Melbourne Central.

Sirena Tuna, owned by the Valmorbida family’s Iconic Food Distribution, has leased the penthouse office of the historic former ANZ Elizabeth Street branch which has just been rebranded Atelier Exchange after a swank renovation.

The ex-ANZ Elizabeth Street branch took two years to renovate.

The group is paying starting annual rent of $640 per square metre net for the 165 sqm fifth level Prime grade space.

The initial lease term is seven years.

It will relocate from 222 Exhibition St, near Carlton Gardens and Parliament station.

Swank reno

JLL leasing agents Sam Friend and Alexandra Harper describe the Art Deco Atelier Exchange building at 351 Elizabeth Street, on the south west corner of La Trobe, opposite Melbourne Central, as the city’s best heritage refurbishment.

It took two years to complete, they added (story continues below).

Each (c232.6 sqm) upper floor now offers a balcony, shower and bathroom and direct lift access.

There is also a 167 sqm mezzanine.

Elsewhere in the building, digital designer Studio Ongarato has committed to the fourth floor, replacing its King St, Prahran, headquarters.

That deal – for 232 sqm – was struck at a net rent of $580 per sqm.

The initial lease term is also seven years.
