Regional Victorian servos trade for $12.6m
Two new regional Victorian service station investments have sold.
At Benalla, a 7-Eleven also with a Smokin Joe’s, traded for $6.6 million – a 6.4 per cent net passing yield.
The retailer is on a lease expiring 2037. With four options it can stay 20 more years.
The restaurant’s lease ends in 2035.
This site spreads 1839 sqm exposed to the busy Midland Highway.
Meanwhile, the 7-Eleven Horsham, on 1657 square metres at 2 Dooen Road, traded for $5.95m – also 6.4pc net passing return (continues below).
Exposed to Baillie Street too, it is near the town centre with an Aldi, Bunnings, Coles, Harvey Norman, Target and Woolworths.
The retailer is on the same lease terms as Benalla.
CBRE’s Yosh Mendis, David Napoleone and Jamie Perlinger were the sales agents.
