Lineage acquires west Sydney site for $250m cold storage warehouse

The Aspect Industrial Estate will spread over 56 hectares.

Lineage Logistics has acquired a seven hectare site within Mirvac’s Aspect Industrial Estate, at Kemps Creek.

The Michigan based distribution giant, which entered the Australian market with its 2019 takeover of Emergent Cold, is planning to develop a 36,000 square metre cold storage facility at the Sydney property.

The project’s end value has been put at $250 million.

“This proposed facility is a game changer for Lineage in Australia in terms of serving new and existing customers,” Lineage senior vice president, Asia Pacific, Jeff Hogarth, said.

“Expanding our footprint in the important Sydney market has been a long term strategic goal for the company,” he added.

“This major investment in the New South Wales food supply chain will allow the fast and secure delivery of fresh food produce to our customers,” according to the executive.

“It also links producers in NSW to the rest of Australia and important international markets”.

Mamre Road Precinct open for business

Accessed via 43 loading docks, Lineage’s automated cold storage facility will have 50,000 pallet positions and a warehouse for 18,000 more.

Near the Western Sydney International Airport, which is under construction, the land forms part of the 850ha Mamre Road Precinct which was rezoned as an employment zone in mid-2020.

Elsewhere in the pocket, last year, Frasers Property Industrial and Altis Property Group won approval to develop a $1 billion-plus industrial park at Orchard Hills.

Lineage expands in Australia

CBRE’s Cameron Grier sold the Kemps Creek to Lineage which operates out of 30 Australian locations including, in Sydney, at Liverpool.

In Melbourne, the distribution group has warehouses at Laverton, Laverton North, Lyndhurst, Truganina and Tullamarine.

Three months ago Lineage acquired South Australia based Auscold Logistics, which has two Adelaide facilities.

The group also operates out of Queensland and Western Australia.
