Inghams commits to east Perth warehouse

Hazelmere Logistics Estate has been taking shape since 2015.

ASX listed poultry supplier Inghams Group has committed to a temperature-controlled distribution centre at LOGOS’ Hazelmere Logistics Estate, east of Perth.

On 2.47 hectares – just over 10 per cent of the (20ha) business park – the property will contain 9845 square metres, also with multi-purpose rooms and a weigh label area.

The landlord and tenant are aiming for a 5-star Green Star rating.

“Key sustainability initiatives include a 500kw solar system, 455kL rainwater tank and sustainability and transparency in material procurement including a minimum of 80pc of construction waste to be re-used or recycled,” a LOGOS spokesperson said.

As well as the Inghams warehouse, the landlord will speculatively develop a 19,000 sqm facility at Hazelmere Logistics Estate, available as a whole or in 6300 sqm tenancies.

Near Perth Airport, Hazelmere is 14 kilometres from town.

Estate filling up

LOGOS acquired the land making way for Hazelmere Logistics Estate – 189 Bushmead Road – in 2015.

Upon completion in two years, the business park should contain 96,000 sqm of lettable area and be worth c$250m.

Organisations to have committed include DHL, Fisher & Paykel, Woolworths Limited’s Primary Connect and McPhee Distribution – the latter, the estate’s first pre-commitment.

ESR is the landlord’s largest shareholder following its $7.1 billion buy out in 2021 of ARA Asset Management – which acquired majority control of LOGOS the year earlier.

Salta strikes Melbourne deals

Meanwhile in Melbourne, Salta has secured two occupiers to a warehouse it developed speculatively in the Nexus Industrial Estate at Dandenong South.

PAC Trading has taken a larger tenancy, for 9627 sqm at 10 Cargo Court, for an initial five years.

Highgrove Bathrooms has also committed – for a 6555 sqm space to be known as 129 Portlink Drive – for seven years.

Kings Transport had earlier taken the balance of the 32,000 sqm warehouse which reached practical completion last month.
