Hume council leases out last piece of Broadmeadows Town Hall office for record rent

As part of the $24 million Broadmeadows Town Hall redevelopment, 730 square metres of office space was created on level two.

A state government department believed to be Victoria Police is renting the balance of a 730 square metre office built into the second level of the former Broadmeadows Town Hall, which recently underwent a $24 million refurbishment.

City of Hume is speculated to be achieving gross annual rent of about $400 per square metre for the office space built into the former Broadmeadows Town Hall.

The 405 sqm space plus two car parks will cost $170,000 gross for the first 12 months.

The commitment at 10 Dimboola Road, a City of Hume asset, is for three years.

In late 2023, the occupier has a three year (renewal) option.

GrayJohnson leasing agent Rory White would not confirm the tenant other than to say the space would be used by administrative support staff.

In April, the federal government rented a 225 sqm portion of the art deco building and two car parks for a member of parliament.

In that deal, the tenant was speculated to be paying $95,000 gross in the first year.

With car parks costing $200 per month, the office component is achieving council gross annual rent circling $400 per sqm – or about $335 after outgoings, which is a record for the suburb and one of the highest achieved in the north outside of Melbourne’s inner city (story continues below).

Broadmeadows’ best office?

City of Hume’s recent Broadmeadows Town Hall redevelopment – undertaken by Kirsten Thompson Architects – received two major accolades including the Heritage and Best Overall categories, at this month’s Australian Institute of Architects Victoria Awards.

“The AIA Awards jury described the works as bringing back that promise of suburban grandeur for a civic building that had become tired, neglected, and lost amidst competing developments and sited in a sea of carparks,” Mr White said.

“The key attraction of level two was the brand new open plan office space with the bonus of additional conference, seminar or meeting rooms plus an event space provided within the…building”.

At the north west corner of Pascoe Vale Road, the property is opposite Broadmeadows train station and bus interchange, Broadmeadows Magistrates Court, Broadmeadows Police Station and a petrol station.

Council operated Global Learning Centre, Medicare and VicRoads, also occupy major offices in the pocket.
