Fairfield East showroom sold with leaseback

Goodman has leased the biggest tenancy at its Smithfield Industrial Estate.

The operators of Good Kitchen & Bathroom have sold its Fairfield East headquarters, showroom and warehouse, with a three year leaseback.

Spreading 7147 square metres, 34-38 Lisbon Avenue (pictured, top) is trading for $9.625 million.

The property includes two buildings with a total of 6359 sqm of area.

The vendor occupies the bulk of it.

CBRE’s Janet Joljian and Elijah Shakir were the agents.

“The sale is the biggest we’ve seen in Fairfield East this year, while the buyer has secured a long-term income stream through its leaseback,” Ms Joljjan said.

Good Kitchen & Bathroom has two three year renewal options.

Goodman secures Century Seating

Meanwhile, Goodman has leased a 1733 sqm office/warehouse in Smithfield, not far from Fairfield East, to Century Seating.

The furniture wholesaler will relocate from Condell Park.

Its new facility, 46/317-321 Woodpark Road – the biggest tenancy in the Smithfield Industrial Estate – is costing net annual rent of about $115-$120 per sqm.

Ms Joljian brokered this deal too.

“Near the Cumberland Highway and M4 Motorway, the property features office space across two floors, a high clearance warehouse and access via two on-grade roller doors,” the agent said.
