Early Settler, CEVA pre-commit to major Melbourne warehouses

The Cranbourne West industrial estate is expected to be worth c$700 million upon completion.

Two major south east Melbourne industrial pre-commitments have been signed this month.

In the biggest deal, Early Settler will occupy a 36,310 square metre warehouse attached to a 1580 sqm office (artist’s impression, top) at the Keylink business park in Keysborough.

The furniture retailer will pay about $100 per sqm, per annum net, ex-incentives, following a deal brokered by Salinger DC & W’s David Black.

To be held by GPT on behalf of the QuadReal Logistics Trust, and Cadence, the facility will occupy about 65 per cent of proposed lettable area at the 6.1 hectare industrial estate being delivered by Texco.

The pre-lease deal is the biggest in Melbourne’s south east since a decade ago, when Bunnings rented a 40,000 sqm distribution centre within Salta’s Nexus business park, at Dandenong South.

ESR snares first tenant at Green Link

Meanwhile at the proposed Green Link estate, covering 79ha at Cranbourne West, a couple of suburbs from Keysborough, CEVA Logistics has signed a 10 year lease for a 37,000 sqm office/warehouse.

It is the first pre-commitment at the uber-green business park, which ESR will build on a parcel it acquired for over $75m in mid-2020 (story continues below).

“At CEVA Logistics, we are working to create value for our customers, to invest time in our communities and to operate ethically and sustainably for our planet,” the occupier’s managing director, Australia and New Zealand, Milton Pimenta, said.

“That vision extends to the facilities where we work and to the operational sustainability they must deliver,” he added.

“Our agreement with ESR Australia related to this new facility within Green Link will complement our CSR [corporate social responsibility] efforts in Australia,” according to the executive.

The building will be CEVA’s first in the Greater Dandenong municipality.

Across town, the logistics giant occupies several warehouses including a landmark 16.6ha distribution centre at Doriemus Drive, Truganina.
