Data centre contractor leases building for major projects arm

The building contains over 900 square metres of modern office space.

Data centre contractor SKS Technologies has leased an industrial property for its Victorian Major Projects arm.

The warehouse spans 5232 square metres.

The address, 22-24 Thomsons Road, Keilor Park, was chosen for being between its data centre pipeline.

The building has full drive-around access for trucks.

With 905 square metres of offices, 5232 sqm of warehouse space and 175 car parks, it was asking $1.1 million.

It employs more than 1000 people nationally and completed more than 2500 projects in 2025, according to its website.

Last year it also rented a Truganina office/warehouse.

Major Keilor Park lease

The deal for the 6137 sqm Keilor Park facility follows SKS expanding its exposure to data centre construction, particularly the communications and electrical infrastructure required by hyperscale operators.

In April the group secured a further $80m of work on a Truganina data centre, taking its contract with builder Hickory to $210m.

The project, known as MEL02A, was expanded from an initial 90MW facility to 126MW, with SKS responsible for the design and construction of critical electrical systems and infrastructure.

Completion is expected in the third quarter of 2027.

SKS’s other major data centre work includes AirTrunk’s MEL01 hyperscale facility, in Derrimut, where it delivered high-voltage infrastructure, transformers, generators, UPS systems and data rack solutions (continues below).

The Keilor Park building as seeking $1.1 million per annum rent.

It has also worked on the MEL01B campus at Truganina, and subsequent stages – a 36MW facility.

Last month we reported about a data centre campus proposal at Mickleham.

Earlier this year, SKS disclosed a contact for the fourth stage of NEXTDC’s M3 campus at West Footscray, about 10 kilmoetres west of Melbourne’s CBD.

That 225MW campus is being expanded to meet demand from hyperscale, cloud and AI customers.

Pipeline grows

The lease follows a sharp increase in SKS’s order book – work on hand reaching $350m in April with about $240m, or 68.6 per cent, expected to flow into next financial year.

In a show of how fast data centre development has taken place – and is being mooted in Melbourne, the order book increased almost eightfold from $45m in mid-2023.

SKS added the Keilor Park facility will bring design and engineering, offsite prefabrication and on-site deployment and commissioning closer together.

The building has an 800-amp power supply and rooftop solar. The warehouse is accessed via four container height-roller doors. The site is also accessible for B-doubles and semi-trailers.

The address puts it relatively close to Melbourne’s western and northern data centre precincts including Tullamarine and West Footscray.

Major new projects have also recently been announced at Calder Park, Mernda, Mickleham and Officer South.
