Daisho’s 180 Brisbane skyscraper fully occupied following Employsure lease

The distinctive 34-level building was completed in late 2015.

Nearly four years after it was completed, Japan’s Daisho has filled a Brisbane CBD office at 180 Ann Street.

Workplace relations specialist Employsure has rented the final space – an 800 square metre tenancy on the first floor.

With this deal the A-grade 34-storey, 57,789 sqm building branded 180 Brisbane is fully occupied.

Four of the occupiers to sign on for space at the building are ASX listed – AMP, CBA, Origin and Tabcorp.

The office floor plates range in size from 1245 sqm to 2062 sqm. The building is 5-star NABERS assessed and 6 Star Green Star rated. It also offers more than 200 car parks.

Daisho portfolio manager Belinda Kalinin said the Brisbane CBD investment now has a weighted-average-lease-expiry (WALE) of a long 12 years.

Some tenants have signed rental agreements for 17 years.

Knight Frank’s Mark McCann and Campbell Tait negotiated the Employsure deal.

Mr McCann said Daisho has delivered “an outstanding” office development at 180 Ann Street.

“The corporate profile of 180 Ann Street is testament to the exceptional standard of finishes, innovation and specifications that Daisho has delivered and incorporated into the design,” the broker said.

“To achieve 100 per cent leased to some of Australia’s top ASX listed companies on lease tenures beyond the market norm is again testament to the confidence these occupiers have in what Daisho has delivered at 180 Ann Street for the long term.

“180 Ann Street is a landmark building that has transformed the Ann and Turbot Street precinct.”

The office includes lower-level retail, part of which is configured with cafes.

Since the building reached practical completion in the last quarter of 2015, office space has been marketed by both Mr McCann and Mr Tait with Colliers International’s Kelly Moon and Matt Kearney.

“This fantastic result for 180 Ann Street is an endorsement from the market that Daisho has not only delivered an outstanding office development, but provided an exceptional overall experience for their tenant partners and the wider precinct,” Mr Moon said.

“The calibre of the tenants and the term of their commitments demonstrates their belief in the building, landlord and management team.

Daisho – a property investor and developer – was established in 1974.

It has held an investment at 192 Ann Street – next door to 180 Brisbane – since 2001.
