Charter Hall, Tokyo Tatemono, UBS AM strike logistics pact

Amazon recently committed to a Sydney estate owned by Charter Hall.

Japanese real estate group Tokyo Tatemono with Switzerland-based UBS Asset Management have teamed with Charter Hall for an investment vehicle seeded with a $1.2 billion portfolio of east coast assets.

Charter Hall recently bought a Darra warehouse from Australia Post.

The mandate will target industrial real estate nationally.

It is Tokyo Tatemono’s maiden Australian investment in the sector.

It is also the company’s first capital deployment with Charter Hall, which has several partnerships like this, including with UBS.

$1.2b portfolio

The seed portfolio includes three investments in Sydney and two in Brisbane.

It also includes a 20 hectare infill site in Melbourne’s Dandenong – considered the priciest region outside the inner-city to buy or rent industrial.

ALDI, Coles and Coca-Cola occupy them.

Managing executive officer and overseas business division director Fumio Tajima added the local industrial market presented a compelling investment profile underpinned by resilient occupier demand.

“Charter Hall’s market-leading platform, deep local expertise and proven investment track record made this portfolio an attractive entry point for Tokyo Tatemono’s first investment in the sector,” he said.

Industrial assets under management nears $25b

The partnership follows a separate transaction involving Charter Hall’s industrial and logistics platform—now valued at $24.9 billion—which recently grew an existing mandate with a domestic capital partner to $650m via off-market deals.

Charter Hall Industrial & Logistics Chief Executive Officer Richard Stacker said the agreement highlights ongoing institutional appetite for prime distribution infrastructure.

“Together with Tokyo Tatemono, we have assembled a portfolio that reflects our partnership-led approach and our focus on delivering sustainable, long-term value for investors,” he added.
