Bottega snaps up waterfront apartment site
Bottega House has bought two neighbouring standalone homes on the Brisbane River with plans for a 15 storey apartment complex.
The 1513 square metre site, 178-180 Macquarie Street, St Lucia, set it back $20.42 million.
Headquartered in the suburb, owners Louis Mennes and Nick Malloch agreed to buy the property late last year, when it applied to replace the High Density Residential 2 zoned amalgamation.
Still being assessed by council, the proposal contains 47 dwellings over a ground floor with resident-only amenity including wellness spaces, a mineral pool and cold plunge.
The rooftop will also be activated, with a garden.
All up the communal space will span 775 sqm,
A three-level basement would contain 99 car parks – 14 for visitors – and 50 bicycle spaces, 12 for guests.
Plus Studio is the architect. Mim Design will deliver interiors.
Ray White Commercial’s Tom Barr marketed the properties for separate parties; one was owned by the local Howden family, founder of Express Freight Management (continues below).
Apartments coming
With a combined 30 metres river frontage, and offering postcard city skyline views, the result values the Macquarie St land at $13,496 per sqm, Mr Barr said.
“Riverfront development opportunities of this scale and quality in St Lucia are exceptionally rare,” he added.
“The combination of absolute Brisbane River frontage, direct CBD views and prime inner-city location generated very strong buyer interest…primarily from luxury apartment developers and some high-net-worth private individuals,” according to the executive
“There are very few HDR2 zoned prime riverfront development sites in Brisbane that can be unlocked for a luxury apartment development of scale”.
