Bentleigh, Bentleigh East, Ormond and McKinnon Suburb Profile

The suburb of Bentleigh shares its postcode with McKinnon and Ormond, however these precincts are considered "leafier" and include more desirable federation homes . Three train stations – Ormond, McKinnon and Bentleighpass through the suburb of Bentleigh, as do buses but not trams.

The precinct has undergone strong surges in values over the last two property cycles, as buyers find they can pick up homes in "romantic-style" streets which homes similar to those in nearby, and more exclusive Malvern East and Caulfield North.

According to travelmate.com.au, driving to Bentleigh from town should take about 19 minutes in a non-congested period.

According to the REIV, Bentleigh’s median house price for the year ended December 31, 2007, is $725,500, up 34 per cent since 2006.
For the same period, Bentleigh East’s median house price was $589,000, up 29 per cent.

The median house price for Ormond over the same period is $837,500, up 28.5 per cent.
The median house price for McKinnon is $805,000, up 22 per cent.

The REIV annualised median figures are considered more statistically reliable than the quarterly figures released throughout the year, because they survey a much greater sample of properties.
