It is bound by Mordialloc and Braeside to the north, Aspendale Gardens to the east, Chelsea Heights and Edithvale to the south and Port Phillip Bay to the west. Major roads to run through Aspendale include Nepean Highway, Wells Road and Edithvale Road.

It is also accessed by public transport, with the Aspendale train station one of the stops on the Frankston line. Many trains run express through Aspendale.

The “beach side” of Aspendale is considered the most expensive, with some homes running the full distance from Nepean Highway to the beach.

Driving from the city to Aspendale should take about 40 minutes, however much depends on traffic levels along the busy Nepean Highway.

According to the REIV, Ashburton’s median house price for the year ended December 31, 2007, is $532,500, up 33.1 per cent since 2006.

The REIV annualised median figures are considered more statistically reliable than the quarterly figures released throughout the year, because they survey a much greater sample of properties.
