Architect lists unique city HQ

The office has a private double garage off its ground floor.

Architect Omiros Emmanouilides is selling his Melbourne base.

The unique property – with a double lock-up garage directly off its ground floor – is expected to sell for c$3 million.

It contains 239 square metres of lettable office area over two levels.

Mr Emmanouilides’ O1A Architects has occupied since 2002.

The strata property forms part of the historic component of an 11-storey building, 633-639 Little Bourke Street, one holding in from the corner of Spencer (story continues below).

Ground and level 1, 633-639 Little Bourke Street, includes a boardroom, library, feature staircase and open-plan area with 16 workstations.

Savills’ Clinton Baxter, Mark Stafford and Jesse Radisich said projects worth $2 billion are under construction in the pocket.

The Darling Group’s Higher Ground cafe, which is built in a former electrical substation, is across the road.

Earlier this month we reported Charter Hall and Hickory are intending a 22-storey office atop of the nearby Kilkenny Hotel, which was between 1997 and last year, the Goldfingers strip club.
