Arcana divests Mackay medical centre

Arcana paid $6 million for 142 Nebo Road in 2022.

Arcana has sold a North Mackay medical centre in the first week of an expressions of interest campaign.

Courts Corner at 142 Nebo Road – or the Bruce Highway – collected $6.9 million from a local private investor.

The asset manager outlaid $6m in April, 2022.

Cushman & Wakefield’s Evi Meka and Daniel Cullinane with MP Commercial’s Peter Court and Mike Walsh were the agents.

With 1474 sqm across a floor, 142 Nebo Road contains seven suites, with Mackay Family Medical Practice and QML Pathology the highest profile occupiers.

Based on the fully leased net annual income ($461,950) the result reflects a 6.7 per cent passing yield.

The weighted average lease expiry is about 2.5 years.

The site spreads 2679 sqm zoned District Centre, with 31 car parks.

The deal comes 11 months since Arcana sold its maiden Mackay investment – warehouses in Paget – to Quanta Investment Funds.
