Logistics group leases 41,000 sqm warehouse

IHL leased the entire warehouse which was available in pieces.

Icehouse Logistics Group, or IHL, has committed to one of the larger buildings at Fraser Property Industrial’s 112 hectare Eastern Creek Business Park.

IHL committed to 21 Kangaroo Avenue for 10 years.

The distributor has leased all 41,401 square metres of 21 Kangaroo Avenue, being offered in pieces from 6948 sqm.

The initial term is 10 years.

TTI was the former occupier.

IHL to consolidate

IHL will consolidate from several New South Wales locations.

It has also rented a FPI owned asset in Victoria since 2023.

The Eastern Creek facility is zoned for 24/7 operation.

Accessed from 13 recessed loading docks, it includes energy efficient sensor lights, transparent roof sheeting and an ESFR sprinkler system.

Also today we are reporting Mapletree filled part of an ex-Coles distribution centre in Brisbane.

The Green Star Performance rating, issued by the Green Building Council of Australia, is 4-star.

There is also an outdoor breakout area.

CBRE’s Moshe Greengarten, Shaun Timbrell, Cameron Grier and John Micallef were the agents.

The asset is held by the Frasers Logistics & Commercial Trust.

Eastern Creek is about 35 kilometres west of Sydney’s CBD.

Elsewhere in the suburb, Woolworths in 2024 committed toa 93,000 sqm complex – the Sydney Chilled and Fresh Distribution Centre – being delivered by Charter Hall.

Also today we are reporting Mapletree secured a 30,000 sqm lease of an ex-Coles distribution centre at Brisbane.
