First time commercial real estate investor buys preschool
The 10 year old Bingara Gorge Community Preschool has sold to a first time commercial property investor, also a doctor, who recently moved to Australia.
The $7.9 million outlay for 1 Jackson Way, Wilton, reflects a five per cent net passing yield.
Goodstart Early Learning occupies the 117 place complex on a lease expiring in 10 years with a 10 year option.
The 2486 sqm site is zoned Mixed Use, opposite Woolworths Metro Wilton Plaza.
Rural-residential growth corridor
Wilton is a rural-residential suburb about 80 kilometres south west of Sydney, in the Macarthur region.
Forte CRE’s Jai Sethi brokered the off-market deal.
“The sale comes amid renewed investor confidence driven by the recent interest rate cut which has sparked strong demand for both established childcare investments and development opportunities,” he said.
“Buyers are increasingly targeting premium, well placed located assets and are willing to pay a premium for properties that offer long-term security and strong fundamentals,” according to the executive.
Costi Cohen’s Tas Costi and Sasha Rodriguez acted for the buyer.
“Wilton’s population is projected to grow by over 11pc annually…to double…within the next five years reaching 28,600 by 2041,” they added.
