James Packer backs another apartment project

James Packer, who since selling out of Crown Resorts in 2022 has been dabbling in, amongst other ventures, property development, has teamed with Time & Place for another Manly project.

Seven apartments are earmarked for 101 North Steyne.

Also with ground floor retail and 16 car parks, Smart Design Studio is the architect.

Time & Place applied for the project six months ago.

The project sought a variation to height (16.4 metres against an allowable 13m) and floor space ratio (1.93:1 compared to 1.5:1).

It also proposed sustainability initiatives including a green roof system, photovoltaic panels and high-performance facades.

Elsewhere in the suburb, Mr Packer’s real estate investment vehicle, NPACT, with Time & Place, is completing construction of a five floor complex, Two Tides Manly, with 24 apartments, at 9 Raglan St.

Last December we reported the partnership would replace a David Jones warehouse in Surry Hills with 156 apartments.

The pair are also planning a luxury residential project in place of the Chimes complex, in Potts Point, a holding which like 101 North Steyne, Time & Place acquired from a number of strata owners.

NPACT invests again

Also this week we are reporting Time & Place paid $30m for a Northcote site.

The North Steyne commitment comes a fortnight since we reported NPACT would team with Orchard Piper to replace the outgoing Leo’s Fine Food & Wine Supermarket, in Melbourne’s Kew, with a residential-based mixed use project – not aimed at luxury buyers.

The same pair are also developing two Toorak projects, again in the Victorian capital, including the ex-Mercedes-Benz Toorak dealership and another block on Mathoura Rd.

Meanwhile in Corio, north of Geelong, NPACT, with Sivasli, is behind a couple of entry level housing estate projects with affordable housing components, set to replace schools.

Time & Place, led by Tim Price, is Melbourne-based.
