The deal comes after a four year negotiation, but the developers have worked together on two projects in Melbourne.

Sumitomo builds about 10,000 houses a year in Japan, and is also involved in projects at Wangaratta, in Victoria, Nelson in New Zealand, China, Korea and the United States.

Henley sold 1,771 houses last financial year and is forecast to make about $490 million in sales for this one.

The 20-year old local company has built around 40,000 dwellings.

Managing director Peter Hayes said there is a strong possibility the company would expand into Western Australia following the Sumitomo deal.
