					<description><![CDATA[<p><img src="http://realestatesource.com.au/wordpress/wp-content/uploads/2011/06/victoria%20park%20abbotsford.jpg" border="0" width="183" height="121" align="right" />SOON, Melbourne’s eyesore commission flat towers might not be the tallest buildings within their suburbs.<br /><br />Far from being daunted by new planning minister Matthew Guy shredding of the Brumby government’s problematic Melbourne 2030 planning policy (which he argued in Opposition treated metropolitan Melbourne like one giant development zone), residential developers are still proposing big, bold buildings. This is despite Melbourne planning being a relative state of limbo until a new planning strategy is formulated.<br /><br />This time, in Magpie land and near the Victoria Park stadium (pictured) and train station, a proposal has been lodged to build a 204-unit residential village with ground floor shops and a 17-level tower.</p>

										<content:encoded><![CDATA[<p>At 247-259 Johnston Street, in Abbotsford, the site encapsulates the red brick St Crispin House building, as well as a rear property between 36 – 40 Stafford Street – opposite a low rise public housing complex.</p>
<p>The council is seeking advice about the Abbotsford proposal which it will submit to the Victorian Civil and Administrative Tribunal, for a decision in about September.</p>
<p>As well as the apartment tower and townhouses, the development will add three shops and about 118 car parks and 129 bike bays.</p>
<p>At 17-levels the proposal is one of the tallest recently proposed for the inner north-eastern suburb, which has led its neighbours Richmond, Collingwood and Fitzroy, in regard to high density development so far this century.</p>
<p>Commission flat towers throughout Melbourne vary in height, but the prominent complexes around Victoria Park rise over 20 levels. </p>
<p>Suburban Melbourne’s biggest proposal is Capitol, South Yarra, a 38-level tower earmarked for the north-west corner of Toorak Road and Chapel Street in South Yarra.</p>

										<content:encoded><![CDATA[<p>In 2006, MAB sold a 44.5 hectare portion of the part developed University Hill to Queensland based developer Sunland &#8211; behind the ritzy Palazzo Versace Hotel, and the country’s tallest apartment building, Q1, both on the Gold Coast. Sunland is also responsible for St Kilda Road’s distinctive Yve and Balencea apartment towers.</p>
<p>Now, Sunland is proposing to build a medium-density townhouse project – Eton &#8211; on a part of the Bundoora land it brands Chancellor at University Hill.</p>
<p>Eton will include 49 double storey, two bedroom terraces, each with two car parks and a landscaped courtyard. Prices start at $425,000 and construction is set to start “in coming months”.</p>

It also has floor-to-ceiling windows offering uninterrupted city skyline views.<br /><br />The Victorian Civil and Administrative Tribunal approved Aerial in early 2008, and then in 2009, allowed the developer to increase the number of units within the development by 40 per cent, to 144.</p>

					<description><![CDATA[<p>GILPIP Bayside Projects, which in 2008 paid the Catholic Church $10 million for its outgoing St Macartans Primary School, is readying to redevelop the site into a $40 million housing estate.<br /><br />Gilpip is planning to replace the two-hectare former Tanti Avenue school, with a medium density residential project including 21 apartments and five townhouses, some which will offer water views.<br /><br />A 15-lot subdivision, with block sizes ranging from 415 square metres to 623 square metres has also been put to the market, as part of the Macartans Place redevelopment, which Gilpip is marketing  via an on-site sales suite.<br />

										<content:encoded><![CDATA[<p>The Catholic Church owned the school, and a neighbouring convent site, which had direct beach access.</p>
<p>It sold the convent in 2006 for $10 million to developer Becton who has since redeveloped the site into flats and townhouses.</p>
<p>Gilpip selling agent Daniel Reaper said the local developer has treated the school as a heritage listed building, despite it not being protected. The entire historic school building will be retained and renovated as part of the project.</p>
