										<content:encoded><![CDATA[<p>The former Miss Ainslie&#8217;s School for Young Ladies at 101 Powlett Street is Melbourne&#8217;s own version of Eggleston Hall, from the reality TV show Ladette to Lady. It taught tea-cup-holding and leg-crossing etiquette from 1874 to 1896, before being turned into a pub.</p>
<p>The Presbyterian Church bought the property in 1956 and added a large annex to the southern side for residents.</p>
<p>The renamed Magnolia Court is now an investment property, leased to the owners of a 26-room boutique hotel. Lachlan Castran of John H. Castran is selling the property with Mulcahy &amp; Co, and said a prospective buyer intended to restore it into a private home.</p>
<p>Mr Castran said the property would appeal to investors, as the existing tenants have a long lease. Magnolia Court is on a 917-square-metre block and is expected to sell for about $5.5million.</p>
