HAVING opened the Stockland Tooronga Shopping Centre in Glen Iris on Thursday, Sydney-based developer Stockland has bought forward plans to build a $40 million, 7087 square metre complex in Melbourne’s outer north.

Preparatory construction work has started for two Craigieburn developments: the Stockland Highlands Shopping Centre at Bridgehaven Village, and another complex, The Corner Store, off Waterview Boulevard.

Stockland Highlands will open in the middle of next year and include 22 speciality shops and a piazza style town square.

Stockland said increased demand from new Craigieburn residents bought forward its plans to develop the retail space.

Buoyed by first home owner grants, and despite the economic downturn, Craigieburn and the surrounding suburbs of Wollert, Mernda and Epping have seen rampant residential development activity in recent years.

However developers in the area have also come under fire for land-banking their sites for development much later down the track, and despite housing affordability being a problem now.

In April it was reported Stockland paid $48.5 million for a 100-hectare residential development site abutting Highlands.

In February, it paid $58 million for two sites totaling 117.4 hectares in Wollert, nearby.

Last October, Evolve Development paid Australand about $35 million for a 60 hectare development site in Wollert, which it is developing into a new estate, Summerhill. Evolve is directed by ex-Fairfax chairman Ron Walker, and Ashley Williams.

AV Jennings, Integrated Development and VicUrban are other developers active in the area, which has become a lot easier to access since 2005, when the Hume Freeway connected the suburbs to the Metropolitan Ring Road – an unfinished “city ring” infrastructure project running from Altona North to Greensborough.

EVOLVE Development, the burgeoning Melbourne-based builder spearheaded by ex-Fairfax chairman Ron Walker, and business partner Ashley Williams, will develop its largest project to date in South Melbourne.

The developer is believed to have paid Westpac Funds Management about $15 million for the 35 – 47 Coventry Street development site once occupied by Channel Seven as its head office.

Westpac acquired the asset after builder St Hilliers, which bought the site from Seven in 2003, drafted a residential conversion plan for the disused office, but never proceeded with building it.

Evolve’s purchase paves the way for it to develop a $190 million apartment tower called The Guilfoyle, named after a former director of Melbourne’s Botanic Gardens, William Guilfoyle.

The Guilfoyle will soar 21 levels and include 353 apartments starting at $330,000 for a one-bedroom, and $480,000 for a two-bedroom.

Like some other high rise complexes in the nearby Southbank and St Kilda Road areas, The Guilfoyle will include an indoor heated pool, gymnasium, residents lounge and landscaped podium. Construction is set to start next January and take two years.

Elsewhere in Melbourne, Evolve has marketed projects in Prahran, North Melbourne and Wollert.

Its most controversial proposed project is in Williamstown, where it is hoping to replace disused factories with an apartment village including a tower that will rise 12-levels.
