IT has been a busy period in Melbourne’s outer south-east.

Last week, Planning Minister Justin Madden unveiled a master plan for a new suburb, Cranbourne East, capable of accommodating 20,000 people.

Now, in nearby Cranbourne West, first time developer Wolfdene is readying to start marketing the first blocks within its $56 million Alarah estate, at 660 Hall Road.

Wolfdene’s Alarah estate spreads over 44 hectares, and will incorporate an 1888 heritage protected homestead, built for the family which Hall Road was named after.

The entire Cranbourne precinct has become considerably easier to access by car since the opening of the Eastlink tollway almost two years ago.

The State Government recently announced another major infrastructure project – the $759 million Peninsula Link – which will have exits connecting road users to Cranbourne and surrounds.

Peninsula Link is expected to result in the residential rezoning of substantial tracts of farmland in the outer south-eastern suburbs, to accommodate the city’s booming population.

IN AN environment where government bureaucrats and planners behave like Melbourne has less land for redevelopment than London, it’s no surprise VicRoads is trying to flog off a poorly located site beside the junction of three busy highways.

VicRoads has requested to rezone two parcels of land known as 25 and 55 Burwood Highway, in Wantirna, which it compulsorily acquired to build the Eastlink tollway, but no longer needs.

The affected land is well serviced by transport – abutting the busy intersection of Burwood and Mountain highways, and Eastlink, about 25 kilometres east of the CBD.

It’s also near what is now, arguably Melbourne’s most unfortunately located suburban office – the Nutrimetics headquarters, which is wedged on a noisy triangle site, between the three thoroughfares.

VicRoads has applied with the Knox City Council to rezone the land from Road Zone – Category 1, to Residential Zone 3. Once approved, it’s likely the site, at the suburb border of Vermont South and Wantirna South, will be sold to private developers and replaced with low-density housing.

A LOCAL developer has paid $17 million at auction for a major development site in Dandenong South – the heart of industrial activity in Melbourne’s south-east.

Three bidders competed to buy the 32 hectare site, which has a massive 501 metre frontage to the busy Frankston Dandenong Road and is near the Thompson Road junction of Eastlink.

The site was marketed as an opportunity to own and masterplan a major industrial subdivision. Industrial zoned land in the south-east is more limited than in the western and northern suburbs, which is why land values and rents are higher.

ASX listed fund manager Goodman owns industrial land in the immediate area of the Dandenong South site, which also abuts the significant 20-hectare, 55,000 square metre headquarters of recreational vehicle manufacturer Jayco.

Ben Cooper, director of Cameron Industrial Commercial auctioned the combined 32 hectare land parcel with Kosta Filinis, of Colliers International’s south-eastern office, last Thursday.

The sites have street addresses in Dandenong South of 469 – 491 and 499 – 523 Frankston Dandenong Road.

A Knoxfield office and warehouse building, on a massive 1.4-hectare block of land near an Eastlink Motorway exit sold to a private investor for $8.2 million, on a passing yield of 7.7 per cent.

A 6074 square metre building on the site is leased to PFD Food Services until May 2008. The national food supplier and distributor has three further options over the building which could see it stay until 2023.

Colliers International director Tony Iuliano who sold the property at 2 Millennium Court, said PFD’s office warehouse only occupies about 42 per cent of the overall site, giving the new owner the opportunity to develop another building at some time in the future.

The Knoxfield office and industrial market has become increasingly popular with investors, confident the nearby Ferntree Gully Road connection to Eastlink will always attract interest from distribution-based industry.

Eastlink is currently under construction and due for completion next year.
