Croydon is an eastern suburb at the foothills of the Dandenongs, about 35 kilometres from Melbourne.

Despite the various names, each of Croydon, Croydon Hills, Croydon North and Croydon South are part of the same postcode (3136).

According to the REIV, Croydon’s median house price for the year ended December 31, 2007, is $352,500, up 21.6 per cent since last year.

Values in Croydon Hills over the same period increased 12 per cent to $420,000. In Croydon North, median values also increased 12 per cent to $420,000 while in Croydon South, median values increased 18.7 per cent to $333,500.

By comparison, median values increased 12.6 per cent for homes in metropolitan Melbourne, to $425,000.

The REIV annualised median figures are considered more statistically reliable than the quarterly figures released throughout the year, because they include a much greater sample of sold properties.
