<p>State wide, medians increased 5.77 per cent to $352,000.</p>
<p>Somerton Park, just south of Glenelg South, reported the strongest median value growth – up 35.64 per cent since last year. It was followed by Broadview (28.42 per cent) and Willastown (22.37 per cent).</p>

										<content:encoded><![CDATA[<p>Clarence Gardens and Dover Gardens in Adelaide’s west, and Burton, in the north, also made the list with median value increases of more than 20 per cent.</p>
<p>The list included suburbs where 10 or more sales were recorded in the quarter.</p>
<p>The Valuer-General figures are considered more statistically reliable than research released by other groups, because it includes all sales (not just the reported ones) and sale prices.</p>
<p>Unfortunately the VG figures are released much later than statistics compiled by groups including Australian Property Monitors, Residex, RP Data and the Real Estate Institutes.</p>
<p>According to the VG, South Australian rural median values rose 2.04 per cent to December, while metro units rose 3.10 per cent.</p>
