THE ANGLICAN Trust has reaped more than $1.5 million from the sale of disused land, at the rear of its St Nicholas Church, in Mordialloc, about 25 kilometres south of Melbourne.

The 1,379 square metre block at the intersection of Bear and Albert streets, and near the suburb’s Main Street retail hub, is expected to make way for a low rise apartment project, possibly with ground floor retail. The United Australia Group, which could not be contacted, paid $1.502 million for the property at auction, which was marketed by Biggin & Scott Brighton director Trudy Biggin.

Proceeds from the sale will pay for an extension and upgrade to the existing St Nicholas church facilities, on Albert Street.

Existing heritage buildings will be refurbished, while a glazed roof walkway will be developed through the spine of the complex.

This week, the Catholic Education Office, Archdiocese of Melbourne, which controls the site, appointed mid-tier construction contractor APM Group to restore and refurbish the East Melbourne site.

Boutique architect firm Woods Bagot has designed new buildings for the site, which is at an intersection that divides East Melbourne from the less exclusive suburbs of Abbotsford, Collingwood and Richmond.

Directly across from the church site, at 1 Hoddle Street, Richmond, private investors Henkell Brothers in 2008 leased an entire 1300 square metre office to government organisation Australian Community Support Organisation (ACSO). That high profile building was for years occupied by telecommunications group 3 Mobile.

A PAKENHAM development site until recently earmarked to become a school has hit the market, and is likely to become a shopping centre-based mixed use village.

The Sale Diocese of the Catholic Church is offloading the prominent 6.7 hectare site, with street frontage to Princes Highway, Thewlis and Mulcahy roads, near the Pakenham town centre.

The property abuts the Worthington housing estate and is near the suburb border of Officer – which, like Pakenham, is seeing increasing residential redevelopment.

The Church’s site is opposite a proposed new school, Pakenham North West Primary School, part of a nearby housing estate. It’s believed the Church has bought another site in the area to build a school.

Sources estimate its outgoing Pakenham property could fetch about $10 million, and go in the direction of nearby sites, which are being redeveloped into bulky good stores. Land at the rear of the site lends itself to residential redevelopment.

Bourke Property’s Nick Bourke is marketing the site but declined to comment on the campaign when contacted by Capital Gain.

THE SISTERS of Nazareth can expect to make about $20 million from a major slice of land behind its Nazareth House aged care facility, in Camberwell.

The 2.6 hectare vacant block is expected to wind up in the hands of a major developer, who will capitalise on the sites location abutting parkland, presumably with a medium-density apartment development.

In September, Sydney-based developer Lend Lease announced it would team with Skilled Engineering founder Frank Hargrave AO to redevelop a 2.5 hectare Orrong Road Armadale site, into a potential $200 million apartment village.

Larger suburban development sites put to the market this year include the Eastern Golf Course in Doncaster, and the outgoing Amcor Paper Mill site in Alphington.

Colliers International is marketing the Camberwell block on behalf of the Sisters, who are represented by Urbis.
