Blackburn is an understated eastern suburb about 15 kilometres east of the CBD, and just east of more exclusive suburbs Surrey Hills, Mont Albert and Box Hill.

It is accessed by the train via the Laburnum and Blackburn trainstation. Melbourne’s eastern suburb tram network extends to Box Hill, which only a short distance from Blackburn’s western edge.

The most exclusive streets including Laurel Grove, Linum Street and The Avenue. In 2006, a record price was set for a the suburb, when a house in Laurel Grove sold for more than $2 million.

According to travelmate.com.au, driving to Blackburn from the CBD should take about 20 minutes in a non-peak period.

According to the REIV, Blackburn’s median house price for the year ended December 31, 2007, is $640,000, up 39.5 per cent since last year.
Values in Blackburn North over the same period increased 28.3 per cent to $502,000, while values in Blackburn South increased 22.6 per cent to $499,500.

The REIV annualised median figures are considered more statistically reliable than the quarterly figures released throughout the year, because they include a much greater sample of sold properties.

Agents anticipate values in Blackburn to increase moreso than the metropolitan average over the next few years, given the suburbs convenient location to the Eastlink road network, and the "blue ribbon boom" which has made suburbs like Camberwell and Surrey Hills too expensive to buy into.
