Seven hectare Taylors Lakes site opposite Calder Park sells for c$5.5 million

A prominent seven hectare Calder Highway site – marketed as the last major building block in Melbourne’s Taylors Lakes – has sold for a speculated $5.5 million.

The incoming owner, a local developer, intends to build a mixed-use predominantly commercial project on the parcel at the northernmost tip of the suburb, opposite Calder Park, Organ Pipes National Park and Jacksons Creek.

The land was marketed for its potential to make way for a variety of development outcomes including commercial, aged care, a hotel and residential.

Instead, it will be replaced with a service station with truck stop and car wash, storage units and small factories.

Part of the triangle shaped site may make way for a medium density residential project.

The property, 249 Calder Highway, last traded for $660,000 in November, 2003.

Melbourne Acquisitions’ James Latos and Dominic Gibson said their expressions of interest, launched in September, attracted 61 enquiries and five formal offers.

“Given the sheer size and flexible zoning afforded, the property attracted a broad range of buyer groups with a variety of visions for its end use,” Mr Latos said. “The spectrum of potential developments considered by interested parties is evidence that confidence in commercial developments in metropolitan markets has remained strong”.

Taylors Lakes – a suburb master-planned by late businessman Alan Bond – is just over 20 kilometres north west of the CBD.

The site (marked) is about 23 kilometres north west of the Melbourne CBD.
Watergardens train station and shopping centre (marked) are in the vicinity.
