Riverlee locks radiology giant to health hub

Lumus Imaging has committed to a major space within a health hub under construction in Melbourne’s north.

The radiology provider has signed up at the New Epping Health Hub for an initial 10 years.

Spanning 820 square metres, the tenancy will include areas for imaging services including MRI, CT, ultrasound and X-ray.

“The strategic move will significantly enhance access to advanced radiology services for the growing population,” CBRE’s Jimmy Tat, who brokered the deal with Sandro Peluso and Kai Wang, said.

“According to recent healthcare data, diagnostic imaging volumes in Australia have grown by over 20 per cent in the past five years driven by population growth, aging demographics and increased reliance on early detection,” according to the executive.

“In Victoria alone, outpatient imaging referrals have risen steadily with radiology operators reporting heightened activity and expansion plans over the past 6-12 months,” he added.

Healius sold Lumus Imaging to Hong Kong based Affinity Equity Partners for nearly $1 billion last year.

Contested space

Riverlee is delivering North Epping Health Hub, part of the 51 hectare New Epping housing estate, replacing a quarry, 18 kilometres from the CBD (continues below).

Master planned for more than 6000 residents, the end value has been mooted at over $2b.

Construction started in 2021.

“The Lumus commitment followed a highly competitive process, with four strong offers received for this prime healthcare space,” Mr Wang said.

“This level of interest underscores the strength of the medical precinct and the growing confidence in healthcare real estate,” he added.

The deal comes in the same week the new Footscray Hospital opened in the inner west.

In December, the Plenary-led consortium delivering that project for the state government secured Parkwood Green Medical to an 800 sqm space for a GP Super Clinic.

Mr Wang and Mr Peluso brokered that deal too.
