Prominent Derrimut industrial site trades off-market for c$12 million

A high-profile development site within Melbourne’s Gilbertson Industrial Estate is selling to an owner-occupier for a speculated price of about $12 million.

The 4.5 hectare block at 210 Swann Drive, Derrimut, opposite the Sunshine Golf Course, is speculated to be trading to a data centre operator which will build an office/warehouse.

Coincidentally, a rival data and storage centre provider operates next door.

Despite the address, the bulk of the site fronts Mount Derrimut Road, opposite parkland surrounding Kayes Drain.

The northern boundary abuts the busy Western Freeway.

Derrimut is about 18 kilometres from the CBD and 22 kilometres from the Port of Melbourne.

Aldi, Asahi Premium Beverages, Atlas Steel, Bulla, Campari Australia, Hitachi Transport, Lincraft, Mitre 10 and Moose Toys are amongst the occupiers of distribution centres and manufacturing plants around 210 Swann Drive.

Last November, a 9715 square metre industrial investment on a 2.2 hectare block at 2-10 Bliss Court, Derrimut (pictured, above), sold to Australian Unity for $11.35 million.

Two occupiers also signed leases in the suburb eight months ago: CSR and EzyStrut, rented buildings with a total lettable area of 8620 square metres at 2 Key West Place.
