Ozmosis’ Port Melbourne HQ for lease ahead of Torquay move

Rip Curl Group is sub-letting a contemporary Port Melbourne office occupied by its surf, fashion and skate brand, Ozmosis.

The 500 square metre space on the second level of 262 Lorimer Street has north-facing views over the Yarra River and marina, Pier 35.

Uniquely for a suburban Melbourne office, a water taxi connects this pocket of Port Melbourne to the CBD via Southbank.

The offering also includes 30 car parks.

Quinn Reynolds Marcus Quin and Lincoln Reynolds are representing Rip Curl Group.

The outgoing Ozmosis office at 262 Lorimer Street, Port Melbourne, has an uber-contemporary fit-out.

It is understood the retailer is seeking $220,000 per annum to assign the premises. The lease has three more years left to run.

Ozmosis is consolidating its operations to Torquay, with Rip Curl’s sister brands.

The four-storey Port Melbourne office was once owned by ex-Nufarm boss Doug Rathbone for his Rathbone Wine Group which still occupies part of the complex, bottling premium wine Yering Station (the Rathbone family acquired the Yering Station in Yarra Glen in 1996).

The Lorimer Street office is also close to a 37-hectare piece of the ex-General Motors Holden car making plant, which the state government acquired for $130 million in 2016 to re-purpose as a high-tech industry employment hub.
