Historic Kilpara – owned by revered late architect Barry Patten – for sale

Landmark Mangalore property Kilpara, for years owned by renowned Melbourne commercial architect Barry Patten – who penned the Sidney Myer Music Bowl – is being sold as part of his Estate.

With 1.5 kilometres of Murray River frontage, the holding is expected to trade for more than $4 million.

The 90 hectare property has 1.5 kilometres of Murray River frontage.

Interestingly for a rural property of this scale (90 hectares), Kilpara is on one title.

Two thirds of the site is irrigable – supported by 100 megalitres of irrigation water the agents say is highly reliable.

The farm at 493 Selectors Road includes a three bedroom weatherboard cottage, self-contained guest accommodation and a five bedroom, four-bathroom homestead, which Mr Patten undertook a major renovation and redesign of.

The homestead is surrounded by an established English-style garden.

Mr Patten began working with the revered Yuncken Freeman Brothers, Griffiths and Simpson, in 1957.

The Sidney Myer Music Bowl and two other projects he created – 140 William Street (once known as BHP House), and the Victoria State Government offices – are heritage protected.

Mr Patten was also involved in designing the 80 Collins Street skyscraper for years known as Nauru House.

CBRE’s Shane McIntyre, with Mansfield Real Estate’s Paul Bongiorno, are marketing Kilpara.

They describe the operational infrastructure on the site – fencing, laneways and reticulated stock water to each paddock – as first class.

The property also includes stables, machinery and storage sheds and stud facilities.

Barry Patten designed Melbourne’s Sidney Myer Music Bowl, which was completed in 1959.

Kilpara would suit buyers seeking a productive rural holding, or mixed use farming, the agents said, it being “highly suited to a breeding stud or equine facility, underpinned by improved pastures and significant water supply”.

The offering also includes Lemnos loam soils capturing “reliable” annual rainfall of 564 millimetres.

The fully refurbished Victorian homestead on the site, situated in a manicured garden setting with a pond, and roman style rotunda, captures a tree-lined vista of the Goulburn River.

Barry Patten also designed 140 William Street in the Melbourne CBD.

Mangalore is about 10 kilometres north of Seymore, 16 kilometres south of Nagambie, 76 kilometres east of Bendigo and 98 kilometres north of the Melbourne CBD.
