Direct Mail Corporation leases large office-warehouse in Heidelberg West

The complex includes a 3,640 square metre warehouse.

Direct Mail Corporation will relocate its operations from Richmond to Heidelberg West.

The direct mail, letterbox delivery, courier and special delivery services business, has signed a lease for a 3,640 square metre warehouse and 825 square metre office at 26 Dougharty Road, about 12 kilometres north-east of the Melbourne CBD.

The property, on 7,440 square metres of land with multiple access points and loading docks, along with a large car park, is owned by a private investor.

It was leased by Gray Johnson’s Matt Hoath, in conjunction with CBRE’s Daniel Eramo.

The property also includes 825 square metres of office area.

The sitting tenant, Nutex Clothing Pty Ltd, will vacate the complex ahead of DMC moving in on March 1, 2019.

“The new lease effectively means there will be a coordinated changeover of the tenancy so the private investor owner of the building will not be impacted by a significant loss of rental income,” Mr Hoath said.

“This is always a satisfying experience for a commercial agent and it shows there is demand for larger occupancies in the range of between 3,000 sqm and 5,000 sqm of building space”.

DMC will pay a starting rent under the long-term lease of $334,875 per annum, net.

Founded in 1994 by two people in South Melbourne, DMC now has over thirty permanent staff.
